Job description
OMRT is evolving. We are transitioning from a technical studio to a value-driven technology partner. We deliver parametric design intelligence to real estate developers, ensuring that our insights directly improve their margins and de-risk their portfolios.
To scale this impact, we need a Commercial Project Manager. In this role, you act as the vital bridge between OMRT’s technical power and our clients' commercial success. You are not just managing a timeline; you are ensuring our technology drives real-world profitability and risk reduction for developers. If you have strong commercial acumen, a deep understanding of the real estate business case, and a genuine interest in the technology behind our platform, this is your role.
What you’ll do
As a Commercial Project Manager, you are a key player in OMRT’s transition to a value-driven partner. You will own the client relationship from a delivery perspective, ensuring our technical outputs align perfectly with the client's needs and financial logic.
Your responsibilities include:
Value-Driven Project Delivery – Lead the execution of OMRT’s most complex projects from kickoff to final evaluation, ensuring they are delivered on time, within scope, and aligned with client expectations.
Bridge Tech & Commercial Value – Work closely with our Computational Engineers to translate technical parameters (like GFA optimization, sensitivity analysis, or environmental physics) into the language of the client: margin improvement, risk mitigation, and speed-to-market.
Act as a Strategic Advisor – Partner with developers, development directors, and investment managers. You speak their language (exploitatiebegroting) and ensure OMRT’s technology is seen as a strategic asset, not just a service.
Consultative Growth – Proactively identify where our technology can add more value to a client’s portfolio. You identify these opportunities and lead professional conversations to expand project scope based on client needs.
Professionalise Project Methodology – Partner with Team Leads and Project Managers to implement and maintain a lean project management methodology based on (micro)P3.express.
Efficiency through Innovation – Identify and eliminate low-value processes. Leverage AI tools and OMRT’s own platform to multiply the team’s impact while reducing manual overhead
Strategic Stakeholder Management – Serve as the primary commercial counterpart for senior clients, managing expectations and building long-term, trust-based partnerships.
Job requirements
Education and experience
Commercial Track Record – Significant experience in real estate development and/or consultancy. You understand the "language of the real estate developer."
Client Savvy – A proven ability to deliver on "what the client really values," moving beyond the technical brief to focus on the business case.
Industry Context – Deep experience working within the Dutch real estate and construction industry is essential.
Scale-up Mindset – Experience working within a growing, fast-paced company. You enjoy helping build structure as a team scales.
Project Leadership – Proven experience in managing complex, multi-stakeholder projects where financial logic is as important as technical delivery.
Skills
Commercial Acumen – Results-oriented with strong negotiation and persuasion skills. You are driven by creating measurable value.
Technical Translator – The ability to simplify complex parametric logic into a clear business case. You don't need to be a coder, but you must understand how data integrates into the AEC industry.
Stakeholder Management – Expert ability to own senior client relationships and serve as a professional peer to directors and managers.
Analytical Reasoning – Strong information processing skills for planning, forecasting, and budgeting.
Strategic Thinking – The ability to see the "big picture" and the lasting impact of OMRT’s work beyond day-to-day tactical deliverables.

Dutch - Native proficiency is required (to serve our core market).
English - Fluent proficiency is a must.
